If your water heater is nearing the end of its lifespan, you might want to start looking for a replacement. A hot water tank will generally last anywhere from eight to 12 years, provided it’s of high quality and is maintained properly. A tankless water heater, on the other hand, can last long as 20 years if it receives routine maintenance. In general, contractors recommend scheduling a maintenance check for your water heater at least once a year and replacing it once it’s passed the 10-year mark.
Tankless water heaters only heat water when you need it, reducing the risk of corrosion. Normally, the anode rod in the tank attracts the minerals in hard water, which can create rust that eats away at the tank’s lining. Over time, however, the anode rod becomes worn out, leaving the inside of the tank—particularly its bottom portion—vulnerable to corrosion.
Of course, the only way to tell for sure if you need a water heater replacement is to consult an experienced professional.
